So I got through to SS about the extra money, I covered that. Once again I found myself looking at house listings in OR and WA. Well wouldn't you know it, I found another 'perfect' home for us. It's affordable, it's just enough away from large metro area to be in the country but not far from the closest large city.There are a few properties that are for sale in or near Roseburg OR and after looking up that area, I think I've settled on that as our focus location.
Here is the property I found:
I wasn't even looking for a 4 br, I usually put in a 2+ of bed and bath. This is located about ten miles south of main Roseburg, already did the form to see if it qualifies as property eligible for USDA funding and it is. The inside pictures are good, but still being occupied it's difficult to get a good gauge of the layout. The only downside is it does not come with the washer/dryer, as most times they don't. We don't need the deck and pergola but ... that comes with it.
Corner lot, no mention of lot lease just taxes and no HOA. Loan considerations are cash or conventional, not sure if the USDA counts as conventional but will see. My luck says it won't.
Again the yard caught my attention with raised beds everywhere! Another downside is no place to put a 'catio' for Rocky but... a fenced area is an option and there are 4 bedrooms!
So there are two other properties in the same area that are a bit smaller, one has no yard to speak of and is same footage but 3 br and cheaper by $100k.
Then there's this one that was my first find:
Again the google map pin is not on the right home no matter what you put in. This one is also nice, single car garage is a plus but see the difference in price/sqf? Location, location. This is in a development called Littlebrook and is relatively newer. The first one is in Riverridge,
All of these are south of Roseburg proper in a curve of the Umpqua River. Weather is 'Mediterranean' and similar highs and lows as San Diego. That's a plus and the only con is about a ten to fifteen mile drive to Roseburg for places like Target, Walmart and Costco.
I know the housing market is up in the air right now and at this point if I did start the process we would need an extra $3000 just for moving costs, maybe more if we really have to move into an apartment for a few months before taking possession of it. This is allll not likely to happen but I'm working the reality and numbers.
Jon and I with our low income qualify for the USDA direct loan program and the entire city limits of Roseburg is within eligible property. So ... we just have to start moving on things right now.
As soon as we can pay the rent, and SDGE, and get my car tuned up...
See what I mean? More important things to do than find a new place to moan over.
